John Benjamin Co. upgraded all units in this 22-unit apartment building in San Francisco. The work included apartment design, selection of building materials, and hiring and managing contractors at the site. Project costs were kept to a minimum by using modular design and implementation — one of the first projects in San Francisco to use the modular concept in a large-scale remodel.

The use of factory-built kitchens and counter tops resulted in lower material costs and faster construction time. The modular kitchen model uses a process that includes design; supply of materials, including cabinets, counter tops and appliances; and installation of all kitchen components. The cost of each kitchen upgrade ranged from $8 thousand to $11 thousand each, including appliances.

Result: Quality apartment remodels at half the cost of conventional remodels resulted in cost savings and rent increases of 20%!
